What is Wood Rot and Why It Happens

Understanding Wood Rot

Wood rot happens when moisture repeatedly gets into exterior wood and breaks it down over time. Once moisture gets past failing paint or caulking, the wood begins to soften and lose its strength.

Most of the rot we see on Kansas City homes is wet rot, caused by long-term moisture exposure around:

  • Windows and window trim
  • Door frames
  • Fascia and soffits
  • Lap siding and corner boards
  • Porch posts and railings

In many cases, rot is hidden beneath peeling paint or cracked caulk and isn’t obvious until it’s properly inspected.

Common Signs of Wood Rot

Homeowners often call us when they notice:

  • Soft or spongy wood when pressed
  • Cracked, crumbling, or missing trim
  • Bubbling or peeling paint that keeps coming back
  • Dark staining or discoloration
  • Gaps forming at joints and seams
  • Trim pulling away from siding

If paint continues to fail in the same spot, there’s usually moisture — and often rot — underneath.

What Causes Wood Rot?

Wood rot doesn’t happen overnight. It’s usually the result of years of moisture intrusion caused by:

  • Failed or aging exterior caulking
  • Improperly sealed windows and doors
  • Worn-out paint systems
  • Water runoff or poor drainage
  • Sprinklers hitting siding or trim
  • Deferred exterior maintenance

Paint isn’t just about looks. It’s part of your home’s protective barrier. Once that barrier breaks down, rot starts.

Is Wood Rot a Serious Problem?

Yes — and the longer it’s left unaddressed, the worse it gets.

What may start as minor surface damage can eventually:

  • Spread behind trim and siding
  • Affect window and door stability
  • Lead to insect intrusion
  • Cause issues during a home inspection
  • Increase repair costs significantly

That’s why we always recommend addressing wood rot before it becomes a structural problem.

Our Wood Rot Repair Process

Inspection & Assessment

We perform a detailed inspection of your home’s exterior, identifying all areas affected by rot. We document the condition of siding, window and door trim, fascia boards, and any structural wood to provide a transparent repair plan.

Preparation & Removal

We carefully remove damaged wood to prevent further deterioration. Loose paint, rotted boards, and compromised trim are replaced with high-quality materials, ensuring long-lasting repairs.

Replacement & Repair

We replace rotted wood with properly treated lumber or composite materials and ensure all joints and edges are sealed with premium Sherwin Williams Powerhouse caulking. This step prevents future moisture penetration.

Painting & Finish

After repairs, we prime and paint all surfaces using top-quality Sherwin Williams exterior paints. This restores your home’s beauty and adds long-term protection against weather damage.

DIY vs Professional Wood Rot Repair

Some very small, surface-level repairs can be handled by experienced homeowners. However, we recommend professional repair when:

  • Rot is around windows or doors
  • Wood feels soft or hollow
  • Paint keeps failing in the same area
  • Repairs are on second stories or hard-to-reach areas
  • You want the repair to last — not just look good temporarily

DIY repairs often miss hidden damage, leading to faster reoccurrence and higher long-term costs.

Types of Wood Rot We Repair

Siding Sheets

Siding sheets come in a variety of materials and sizes, including popular 4x8, 4x9, and even 4x10 sheets. Unfortunately, no single home improvement store carries every size and type, making sourcing specific siding sheets a challenge.

With over a decade of experience replacing siding sheets in the Kansas City area, we’ve developed a deep understanding of where to find and how to properly install all types of siding materials. This includes the critical step of installing a vapor barrier, which many companies often overlook.

Lap Siding

Lap siding is available in a range of materials and sizes, including popular options like composite (engineered wood) in single, double 5, and triple 4 profiles, beveled cedar, and smooth board lap siding. Unfortunately, some older styles are no longer manufactured, making replacements difficult to find.

Drawing on over a decade of experience in the Olathe area, we’ve mastered the art of sourcing and installing all types of lap siding. This includes crucial steps like vapor barrier installation and using high-quality OSB (as shown in the image), often overlooked by other contractors.

Trim & Brickmold

Trim boards come in various materials and sizes, such as composite (engineered wood/Smartside), pine, cedar, and PVC.

Choosing the right material for each application is crucial. For instance, PVC is ideal for areas exposed to frequent water exposure (rain or sprinklers) as it won’t rot like wood. Pressure-treated wood, on the other hand, should never be used on surfaces that will be painted, as its preservatives can cause premature paint failure.

Cost & Factors Affecting Wood Rot Repair

Wood rot repair costs depend on several factors, including:

  • The size and severity of the damage
  • The location of the repair
  • Whether the wood can be repaired or must be replaced
  • Accessibility of the area

Minor repairs may be relatively simple, while widespread rot can require multiple replacements. The best way to know is through a professional inspection and estimate.

Frequently Asked  Wood Rot Questions

Got a question? We’re here to help.

  • How much does it cost to fix wood rot or replace exterior siding?

The cost to replace wood rot or siding  on a house depends on various factors:

    • location of repair
    • type of material being installed
    • do we have to remove other items
    • location of the house
    • size of lumber or siding being replaced

This is truly one of those projects where it has to be seen by the estimator (or perhaps a picture submitted to us) in order to see first hand what all is involved.

Our company has established pricing based on the size and type of lumber being replaced.  So for example if you wanted to replace 1x3 size trim on the corners of your chimney then you would be looking at $45 per 8ft section.  If you wanted to replace a sheet of siding you would be looking at $120.  If the siding sheet is on the 2nd or 3rd level then it would be priced slightly more.

  • What kind of materials do you use for carpentry?

Our first goal with any carpentry work is to try and match what is in place. So if you have pine we replace with pine so everything matches.

At times it's more feasible to replace with a better grade material. An example would be that if you have a piece of trim that keeps rotting out where the down spouts are located then it might be best to install a piece of smart trim or PVC to keep from happening again in the future  or at least prolong the rot from coming back.

One big challenge is trying to get the same design or size.  The sizing and design are some times not available--especially if you have an older home.  We wok with homeowners to come up with a viable solution that takes care of the problem with minimal impact to the aesthetics.

  • How long do you warranty exterior carpentry repairs?

Our standard carpentry repair warranty is 1 year from completion.

The reason we can't go longer is that we have no control over the effect the environment plays on the house.

In the Kansas City area we go through some extreme conditions which causes houses to contract and expand.  Depending on the amount of expansion and contraction, boards can move significanlty causing seams to split.

As a standard policy we use Sherwin Williams Powerhouse latex caulking. This is the  2nd best latex caulk that Sherwin Williams produces to help minimize these seam cracks.

  • Is primer required on replacement materials?

    Primer should be used on:

    • exposed bare wood
    • when the existing paint is not sound
    • metal siding or surfaces

Think of primer as glue that bonds the surface being painted and the new paint.

Smart trim and PVC materials typically do not require primer as they already have a primer applied at the factory.
